Nashville Multifamily Acquisition, Opportunity Zone, 322-units

Overview
The Max Collaborative is acquiring a 322-unit apartment community in Nashville, TN. We are investing $11 million (or 25% of the equity) and are looking for other families to invest $32 million (or 75% of the equity). The community is newly built and well located in a growth market. We expect the investment to generate attractive annual yield and capital appreciation over the hold period. The asset is located in an opportunity zone providing investors with tax efficiency - temporary deferral of taxable income from capital gains, and a permanent exclusion from taxable income of capital gains if held for at least 10 years. The Max Collaborative is an established real estate investment and development company recently founded by certain members of the Ratner Family, former owners of Forest City Enterprises.  
About the Family

The Ratner, Miller and Shafran Families founded Forest City Enterprises (FCE.a) in the early 1960's and actively participated in the operations and management of the Company until 2018, when the Company was sold. RMS Investment Group, a private family office, was formed in the mid 1990's to provide personal financial concierge services to every member of the RMS family. Over the almost 30-year history, RMS has grown into a full service family office providing full financial planning services (Investment, Tax, Estate, Legal and cash management) to 70 family members over 4 generations.
