Well-managed permanent crop portfolio
This is an opportunity to invest in well-managed permanent nut crops in the Central and Sacramento Valleys of California. I worked with two families to consolidate a 14,000 acre portfolio of pistachio, walnut and almond orchards that they had acquired over seventeen years, in sixteen entities, with nine-five investors. In September 2017 these sixteen entities were merged into a single company that currently produces approximately $50 million of revenue and distributes an attractive annual dividend. The holdings are diversified by geography, water supply and crops. Approximately 60% of the orchards are fully mature and producing, and the remaining 40% is planted but coming into maturity over the next few years.
The managing members own a signifanct percentage of the company and are fourth generation nut farmers. With the consolidation complete, they are raising $20 million (5% of company) for add-on acquisitions, redevelopment of certain orchards and other growth opportunities. The current investors are expected to be at least 25% of the capital raise and the company is interested in adding new investors.
